5 Common Causes of Roof Leaks

Roof leaks are not uncommon and should be taken care of quickly to avoid more extensive (and expensive!) damage. Here are 5 of the most common causes of roof leaks.

Age

How old is your roof? Even with the proper maintenance, normal wear and tear deteriorate your roof over time causing leaks, even with the highest quality roof. Shingles are expected to last between 15 and 20 years, but the weather and conditions your roof has endured over that time also need to be taken into account.

Poor Quality

Unfortunately, there are unqualified “professionals” out there working on roofs and sometimes the quality of their work and their materials is questionable. If you have fallen prey to one of those contractors and have allowed them to fix or fully replace your roof, make sure you find a trustworthy contract with glowing testimonials to look over their work and see if it needs to be redone.

Loose Shingles

Storms and high winds can loosen shingles, pulling them away from the structure of the roof. When that happens, it can allow water to seep in and cause all kinds of damage, starting with a simple leak and potentially leading to mold and other serious problems. Look over your roof to see if any shingles have become loose.

A leak may not necessarily mean a full roof replacement, but it still needs to be repaired to prevent further damage.

Damaged Flashing

Flashing is important in protecting your roof from water damage. It is typically aluminum or galvanized steel that covers the joints of your roof. Just like any other part of your roof, flashing is susceptible to damage in storms and even due to animal damage, causing it to deteriorate or come loose.

Most flashing problems can be patched or repaired pretty easily. Repair the flashing as soon as possible to protect your roof from water damage.

Skylights

Skylights can be a wonderful fixture in your home, bringing in light and beauty, but they need to be taken care of, as well. Assuming your skylight was installed properly, you still need to have it checked over as time goes on to ensure that it is not letting water into your roof. Pooling water is one of the biggest concerns leading to water leaks when it comes to skylights. Make sure to proactively protect your roof so that you can enjoy your skylight with all of its benefits!
